Planning commissioners Wednesday will consider changing zoning along several spots of Highway 101 in San Benito County to accommodate future commercial development.
The county for years has been talking about adding “commercial nodes” to Highway 101 in San Benito County to allow for some business development along the busy thoroughfare and generate additional sales-tax revenue.
The San Benito County Planning Commission meeting is set for 6 p.m. Wednesday meeting at the San Benito County Administration Building, 481 Fourth St., Planners will consider adding a “Regional Commercial” zoning designation to the county code and changing the zoning in four areas to that classification.
The intersections include Highway 101 at Betabel Road, Highway 129, San Juan Road and Cole Road.
Current zoning designations in those areas includes a mix of agricultural rangeland, agricultural productive and rural.
The size of the areas include 56 acres at Betabel, 40 acres at Highway 129 and Searle Road, 72 acres at San Juan Road, and 159 acres at Cole Road.
The moves would implement plans that are part of the 2035 General Plan as approved in 2015.
Most of the public comments on the matter at a November hearing were concerns about the Livestock 101 area off Cole Road, according to agenda documents.
Commercial uses could include shopping centers, truck and automobile stations, tourist-serving commercial uses, and hotels/motels, according to the agenda.
The agenda states that no specific projects are proposed or approved for the locations.
Also on the planning commission agenda, officials will consider an 87-foot wireless facility at 2015 School Road, the use permit for a 21-acre agritourism operation at Swank Farms at 4751 Pacheco Pass, the use permit for a winery/tasting room at 11736 Cienega Road, and regulations in a proposed hemp ordinance.
