Board puts off consideration of Del Webb reimbursement deal

San Benito County supervisors agreed to put off consideration of a reimbursement agreement for the Del Webb project at San Juan Oaks at Tuesday’s board meeting.
The item was on the consent agenda for the Tuesday meeting, but Chairman Anthony Botelho at the outset of the meeting announced it would be pulled from consideration.
With San Juan Oaks and Del Webb progressing on a senior development at the golf club’s property off Union Road, San Juan Oaks was agreeing to pay the county an additional $500,000 for the project with the county fee now totaling more than $6 million.
San Juan Oaks entered into a development agreement with the county in November 2015.
In the amended agreement, the owners agree to pay the County an additional $500,000 in exchange for an extended fee vesting time period, if it decides to exercise that option for an extension.
In addition, San Juan Oaks has agreed to pay the entire amount of the community benefit fee of $6,059,000 if the option is exercised, upon obtaining the first building permit or by March 31, 2021, whichever occurs first.
According to the board agenda:
The first component of the development project consists of an “active-adult community” (age-restricted to 55 years and older) including 1,017 single-family residences on approximately 176 acres and an approximately 17,500 to 25,000 square foot amenity center on approximately 10 acres. The second component would consist of 67 conventional (non-age restricted) single-family residential units, an up to 200-room resort hotel on approximately 35 acres, up to 65,000 square foot neighborhood commercial center on 14 acres, an approximately four-acre assisted living/skilled nursing/memory care facility with up to 100 beds.
